Information on Proposed Clubhouse Improvement

Wednesday November 28, 2012 @ 9:20 pm
By Josh Worisek

Some of you may have already heard but an upgrade to the Northern Hills Pro Shop / Restaurant is currently being considered by the Park board. Leif Erickson has provided us with some documents on the project to provide opinions.

Some basics about the changes that will be occuring (assuming the plans are accepted by the park board):

The current entrance will only be accessible going southbound on Countyroad 22. The new entrance will be from the south by the new HyVee that will be built.

There will be drainage put in running down the hill with a lake in the current wild grass expanse between fairways 15, 16 and 17 (Lief said 14, 15, and 16 but that makes no sense).

The current proshop will be there for next year with work starting on two new buildings (attached to each other) next door.

The concession situation is up in the air for next year.

In the future it sounds like the at least simple concessions would be run by the pro shop when the concessionaire is not open.

The city will not force any concessionaires to run a beverage cart if they believe they can not provide the service and make a profit. But Leif says the city may provide that service.

I posted preliminary plan documents on the website at www.northernhillsmensclub.com/pro_shop

I also added a message board for discussion at www.northernhillsmensclub.com/phpBB3

Below is a letter from Leif giving a brief explanation:

11/26/2012

The Northern Hills Club House development project is finding some support at the Park Board Level. We
are presenting a Request for Action at the December Park Board Meeting. The request is for hiring The
Urban Studio to help with the design work for the project.

I am attaching some preliminary designs for the interior and exterior of the new buildings. Your Club’s
member input will be valuable to the final design.

To begin, this project will need to be accomplished in 4 phases, similar to our installation of fairway
irrigation. Money will need to be allocated over an extended period to finish the project. There is
no guarantee that the phases will be accomplished in consecutive years. It is our hope to have the
project complete by spring 2016. We need to acknowledge that the Northern Hills maintenance shop
needs to be replaced, a new entry to the course will take place, and the potential for a storm water
impoundment lake may be possible from the Hy Vee site to the golf course, surrounded by fairways 14,
15, 16.

Phase 1 – erect the first 2 buildings to the west of the present golf pro shop. This phase will include
concrete foundation and floor, stick built walls and roof, installation of windows and doors, installation
of railings and electrical, insulation and sheet rock of walls and ceilings, and if money is available, some
concrete patio aesthetic exterior amenities. Seating established for 99 people. Approx. $220,000.

Phase 2 - Winter of 2013 – 2014 install interior walls, counters, bath rooms, closets mostly by golf
course staff. Certain professional contractors will be needed for utility installation, flooring, counter
tops, and fixtures. Additional utilities will be needed for heating and cooling. Approx. $50,000

Phase 3 – gardens , patios, flower beds and exterior concrete work finished in the summer of 2014. The
potential exists for the opportunity to build to the west, a third building to seat 85 more people and
install fire protection in all buildings by code. Approx. $125,000

Phase 4 – raze the old concession building, saving the exterior deck and expand same over the present
building foundation if feasible. Install overhead doors in the old pro shop for golf car storage, and
remove interior amenities redundant now because of the new buildings. Golf staff will do the majority
of the deconstruction. Winter 2015. Approx. $50,000

Thank you for disseminating this information through your web site.
